The parties agree as follows: 1. CHECK IN TIME 4 PM, CHECK OUT BY 10 AM. 2. Guest shall pay the owner a damage and security deposit plus one nights rent to confirm the reservation. DAMAGE AND SECURITY DEPOSIT__________________ ONE NIGHTS RENT __________________ 3. $___________ Rental THIS SUM TO BE PAID TO THE OWNER 4 WEEKS BEFORE ARRIVAL (6 WEEKS FOR CHRISTMAS/NEW YEARS WKS). Keys will be issued for the MONTANA home immediately following receipt of total rents. Keys for the Lake Condo Timeshare unit will be issued by management at check in. RENTS, NET OF THE DEPOSIT ARE NOT ACCEPTABLE. 4. DEPOSIT REFUNDS are made only when a cancellation is requested 90 days before rents are due. In the event rents are not paid 4 weeks before arrival NIGHT'S RENTAL and SECURITY deposit shall be forfeited. (For holiday rentals 2 nights rental will be forfeited if cancelled within 3 months.) In the event that cancellation is requested after rents are paid only the security deposit will be returned. 5. With any reservation made within 4/6 WEEKS of arrival full payment and deposit is due immediately. 6. Bedding,towels,home and kitchen supplies are provided for the guests, use of available condiments and food stuffs shall be the sole responsibility of the guest. 7. GUESTS shall be responsible for any long distance calls made from the unit during the period of possession.Any such charges incurred during the period of possession shall be deducted from the damage deposit. The deposit may be held as long as 6 weeks until verification by the owner that there are no charges to the home. Any Direct Satellite TV charges will also be withheld from the deposit. 8. SMOKING WITHIN THE HOME IS NOT PERMITTED, PETS ARE NOT ALLOWED. 9. KEYS for the Montana home shall be mailed to the owner after check out or returned to Steamboat/timeshare unit Management. 10. GUEST agrees to maintain the home/unit in the condition it was in at the time he took possession and to assume responsibility for any loss or damage beyond normal wear and tear. GUEST shall leave the unit in a clean condition. 11. In the event that GUEST breaches any of the terms/conditions of this agreement, the owner shall be entitled to attorney's fees and or damage deposits in any action brought to enforce these terms. 12. GUEST shall not assign this Agreement or sublet the home/unit.
